Current Assessments & Liens Filed by the Association

General Overview and Definitions
Expenses
- Accounting Services ($150)
- This is for the CPA to prepare the taxes that the Association is required to file each year.
- Bank Fees ($0)
- We have no bank fees at this time.
- Electricity ($1100)
- To light the streetlights.
- Insurance ($2165)
- The insurance that is required by the state for Associations.
- Landscaping ($26500)
- Although this amount may seem large it is in fact much lower than any estimates or bids we have received from any other companies.
- Legal Fees ($1000)
- The cost of legal services.
- Lien Recording Fee ($1300)
- We would hope that no one would need to have a lien filed, but if so the cost is assessed to that lot.
- Maintenance ($5000)
- This is set aside for maintenance needed such as repairs to the parks or common areas and maintaining the street lights. This year the parks are in need of repairs. When the street lights burn out we have to replace the ballast and that costs $350 each.
- Management ($13284)
- This is for the property management company who handles all of the Associations issues and needs. Prior to Around the Clock, Inc. the Association had over $13,000 in uncollected assessments. With the management company we have been able to collect all but 5 lots outstanding.
- Newsletter ($100)
- Cost to print the newsletter quarterly. We are hoping that homeowners will signup for the newsletter to be emailed to them and this would save us money. We are now also offering advertising to help minimize the cost of the newsletter.
- Postage ($250)
- This is for mailings that have to be sent to the homeowners.
- Special Mailout ($400)
- This is for the cost of printing of any special mailings.
- Storage ($375)
- This is for the needs of a storage unit to store all paperwork and Association items.
- Taxes ($360)
- This is for the property taxes on the common areas.
- Water/Sewer ($6000)
- This is for the water to maintain the common areas the association does not get charged for sewer.
- Welcome Packets ($1400)
- This is for the required documents like the CC&R's to be sent to the new homeowners. This is also paid for by the new homeowner in a transfer fee at escrow.
- Web site ($1100)
- This is for the hosting and domain name and maintenance of www.englishridge.org
Functions & Facilities
These functions are set up to make our community come together and meet their neighbors.
- Annual Meeting ($350)
- We are required to hold an annual meeting each year. This is the cost to hold the meeting.
- Easter Egg Hunt ($200)
- Encourages children and adults to meet their neighbors and become more involved.
- Garage Sale ($50)
- This is for advertising in the local newspapers and encourages homeowners to limit their garage sales to the community wide event.
- Adopt A Road ($100)
- Woodland Ave. has been in great need of litter control. Many homeowners have shown concerns about this. The Association has adopted Woodland Ave through Pierce County. For those who do volunteer their time to help keep our neighboring road looking clean we will supply juice and muffins for their efforts. This is also for the front flowers at the entrance.
NOTE: All of the above functions are based on volunteers and interest. If we can get homeowners to feel a sense of involvement and commitment to the community and their neighbors we will be establishing a well built community inside English Ridge.
Gate Maintenance
This is the yearly expense to operate the gate, covered by an increase in assessments for homes within the gated area (Lots #142-173). Below is the running budget for gate fees as of 2001 through 2006.
- Gate Phone ($252)
- The monthly fee for the phone at the gate.
- Electricity ($150)
- The cost of electricity to run the gate.
- Semi-Annual Gate Service ($360)
- Maintenance and service check twice a year to keep the gate operating properly.
- Gate Maintenance ($294)
- Allotted amount to any repairs needed on gate.
NOTE: Lots 142- 173 pay an additional $33.00 per year assessment to cover the cost of living within the gated area.
