Violation Procedures
Each month English Ridge Homeowners inform the Association of many different issues and violations. It is the responsibility of the Association and the board of directors to resolve these violations in a timely fashion.
Filing a complaint:
Mail to: Around the Clock, Inc. CRMC 716 W. Meeker St. Ste. #101, Kent, WA 98032
Email: Contact us through this website
Remeber to include:
Your name and address, violation, dates and times, violation address and what you have done to try to resolve the issue
Violation Process:
The first form of contact shall be a warning letter.
This warning is sent to the homeowner as an attempt to make contact from the Association to resolve the issue. The homeowner is informed of the article that they are in violation of and a copy of that article. This letter will also ask them to contact the Association with any questions or concerns.
30 days from the warning letter, if the violation has not been remedied a "1st Violation Notice" will be sent.
The 1st Notice is the second attempt for the Association to resolve the issue and informs the homeowner of the penalty if they don't comply or attempt to make contact with the Association. It also informs the homeowner of their right to request a hearing at a board meeting.
30 days from the 1st Violation Notice, if the violation has not been resolved, the Association will then send a "2nd Notice" with a fine.
This letter will again inform the homeowner of how to request a hearing in regards to the violation. Failure to correct the violation will result in additional fines monthly until the violation is corrected. The fine must be paid within 30 days or a lien will be filed on the property.
When a property receives two Covenant issues in the same article and section number recorded in a twelve month period of time a fine will be assessed.
If this is a reoccurring violation, then this process happens once. Once the process has been completed, future violations receive only the third letter and fining begins immediately.
